Do I have to pay back down payment assistance in Florida?
Most Florida DPA programs are structured as deferred second mortgages — meaning you make no monthly payments. Repayment is triggered when you sell, refinance, or transfer the home. Hometown Heroes, for example, is a 0% interest deferred loan due at sale or refinance. It is not forgiven, but since you owe it from sale proceeds rather than monthly, most buyers don’t feel it as a burden. Some county SHIP programs offer partially forgivable terms if you stay in the home for a set period.
Can I stack Hometown Heroes with county SHIP funds?
Yes — in many Florida counties, Hometown Heroes can be combined with county SHIP funds, potentially totaling $50,000–$100,000+ in combined assistance. However, you cannot stack Hometown Heroes with Florida Assist (state-level programs are either/or). The county-specific programs are separate and often stackable. This is why working with a mortgage broker who knows all the programs is so valuable.
Is Hometown Heroes still funded in 2026?
Yes, as of April 2026, Hometown Heroes has active funding. The program reopened with $50 million in new funding and operates on a first-come, first-served basis. Funds do run out periodically throughout the year, so the best move is to get pre-approved early and have your full file ready to go when funding is open. Don’t wait.
What credit score do I need for Florida down payment assistance?
Most Florida DPA programs require a minimum 640 credit score, even when paired with FHA loans (which technically allow 580). Hometown Heroes requires 640 for FHA and 680 for conventional. Some county SHIP programs have their own requirements. If your score is between 580–639, we’ll focus on credit improvement strategies while getting you pre-positioned for when you hit 640.
Can I use DPA as a veteran with a VA loan?
Yes. Since VA loans already require $0 down, any DPA applied to a VA purchase would go entirely toward closing costs. Hometown Heroes does not require veterans to be first-time buyers — an exemption that makes it especially powerful for veteran buyers who may have owned before. SHIP funds can often be stacked as well to cover closing costs entirely.
Is there a cost to apply for down payment assistance?
No — there is never an upfront fee to apply for Florida DPA programs including Hometown Heroes, Florida Assist, or SHIP. Any lender or “service” that charges you to apply for government DPA programs is not legitimate. Some lenders may charge a credit report fee to process your primary mortgage application, but the DPA programs themselves are free to apply for.
