DSCR is calculated by dividing the monthly rent by the monthly PITIA (principal, interest, taxes, insurance, and HOA). A ratio of 1.0 means the property breaks even; above 1.0 means positive cash flow. We also offer programs for DSCR below 1.0 and no DSCR at all for certain scenarios.
Three meaningful upgrades: (1) Cash-out refinances now go up to 80% LTV with 720 FICO and min 1.0 DSCR — previously capped at 75% with 700 FICO.
