Yes — and this is one of our core specialties. ITIN mortgage loans allow buyers to purchase Florida property using an Individual Taxpayer Identification Number in place of a Social Security Number. U.S. citizenship, a green card, or permanent residency is not required. Typical program requirements: 2 years of ITIN tax filing history, 15–30% down payment, and verifiable income. These loans are available for primary residences and select investment properties in Florida.

A DSCR loan (Debt Service Coverage Ratio loan) qualifies you based on the property’s rental income — not your personal income, W-2s, or tax returns. The ratio is calculated as: monthly gross rent ÷ monthly mortgage payment. A DSCR of 1.0 means the rent covers the payment. Jhenesis Mortgage offers DSCR loans starting at a 1.0 DSCR ratio. This is ideal for self-employed investors, LLC borrowers, and anyone who writes off significant business expenses on their tax returns — making conventional income qualification difficult.

Yes. Jhenesis Mortgage is VA-certified and offers VA home loans for eligible veterans, active-duty service members, and surviving spouses purchasing in Florida. VA loans provide 100% financing — no down payment required — plus no private mortgage insurance (PMI) and competitive rates. Self-employed borrowers often face what we call the Smart Tax Paradox: the same deductions that reduce your tax bill also reduce your qualifying income on traditional loan applications. Absolutely. Foreign national mortgages are one of our specialties. International buyers can purchase Florida property without a U.S. Social Security number, U.S. credit history, or U.S. employment. Eligible property types include primary residences, vacation homes, and investment properties. Down payments typically range from 25–30%. Note: Florida SB 264 imposes certain restrictions on buyers from specific countries — we walk every international client through eligibility at no charge before they move forward.

It depends on the loan type. VA loans require zero down payment. FHA loans require 3.5% down (with 580+ credit score). Conventional loans start at 3–5% for primary residences. DSCR investment loans typically require 20–25% down. ITIN loans require 15–30% down. Foreign national mortgages generally require 25–30% down.
