The standard program for W2 buyers with solid credit. Best rates, flexible terms, and no PMI with 20%+ down. 620+ credit required, 720+ for best pricing.

FHA Loan
The most forgiving qualified mortgage available. 3.5% down at 580+ credit. 10% down accepted at 500+. Great for buyers rebuilding credit or low on down payment savings.

Bank Statement Loan
Your self-employed buyers write everything off — which kills their taxable income and kills their conventional loan. Bank statement loans use 12–24 months of deposits instead. Their write-off strategy is no longer a penalty.

ITIN Loan
No Social Security number required. ITIN holders who pay US taxes have a real path to homeownership. Alternative credit, bank statements, and employment history replace traditional documentation.

I immigrated from Jamaica and built my real estate career the same way my clients build homeownership — from scratch, with no shortcuts. I watched the 2008 housing crisis unfold from inside the industry, and it shaped how I approach every transaction: no smoke and mirrors, no false pre-approvals, no wasted time.

My background as a former IRS Enrolled Agent means I understand the “Smart Tax Paradox” better than most lenders — the self-employed client who writes off everything and then can’t qualify for a mortgage. I know how to read those scenarios and find the right non-QM product. That’s not something most brokers can say.

Answers Before You Pick Up the Phone

Do you work with agents from any brokerage, or only KW agents?
Any licensed Florida real estate agent is welcome to partner with Jhenesis Mortgage. My mortgage license operates independently from any real estate affiliation. I work with agents from KW, RE/MAX, Coldwell Banker, EXP, boutique brokerages — it doesn’t matter. What matters is that you have buyers who need financing.
How fast can you issue a pre-approval letter?
For most W2 and straightforward non-QM scenarios, I can issue a pre-approval letter within 24–48 hours of receiving the buyer’s documentation. For more complex scenarios — bank statement, ITIN, or foreign national — it may take 48–72 hours. I’ll never give you a letter I can’t back up with underwriting support.
Will you refer clients back to me if they need a real estate agent?
Yes, for buyers who come to me directly without an agent, I refer to my preferred agent partners. If a buyer comes through your referral, you remain their agent throughout — I don’t interfere with that relationship under any circumstances.
Can you do pre-approvals for buyers in other states?
Jhenesis Mortgage is currently licensed in Florida, Georgia, Maryland, and Washington DC. If your buyer is purchasing in one of those states, yes. If they’re in another state, I can often refer them to a trusted broker in that market.
What’s the minimum credit score you’ll work with?
It depends on the loan type. FHA accepts 500+ with 10% down (580+ for 3.5% down). DSCR and bank statement loans typically require 620+. ITIN loans work with alternative credit profiles — no score required in some cases. If a buyer doesn’t qualify now, I’ll tell you exactly what’s needed and how long it should take to get there.
What happens if my buyer doesn’t qualify?
I’ll give you and your buyer a straight answer: what’s missing, what needs to change, and how long it realistically takes to fix it. Could be a 60-day credit strategy. Could be accumulating more down payment. I won’t string a buyer along. If there’s a path, I’ll map it. If there isn’t, I’ll say so — and keep them in a pipeline until they’re ready.
