LLC DSCR Loan Florida 2026: How to Buy Investment Property in Your LLC
Serious investors don’t just buy properties — they build portfolios. And portfolio builders close in LLCs. Here’s why, and exactly how DSCR loans make it work.
Structure My LLC DSCR Deal Free →Here’s a question I get from investors who are just past the first property: “Can I get a mortgage in my LLC?” The short answer is yes — but only with the right loan product. Conventional Fannie/Freddie loans require personal borrowing. DSCR loans were specifically designed to accommodate entity-level ownership, and many of the most active real estate investors I work with close every single deal in an LLC.
The reasons are real, strategic, and worth understanding before your next acquisition. Whether you have one rental or planning your tenth, here’s the full picture on LLC DSCR financing in Florida.
Why Investors Close DSCR Loans in an LLC
Asset Protection
If a tenant sues over a property-level incident, liability stays with the LLC — not with you personally. Each property in its own LLC creates maximum separation.
Credit Separation
When the DSCR loan is in the LLC’s name, many lenders do not report the mortgage to your personal credit bureaus. This preserves your personal borrowing capacity for other purposes.
Scalability
Each LLC property qualifies independently on its own DSCR — no accumulation of personal debt stacking against your DTI. Scale your portfolio without the conventional 10-property wall.
Partnership Structure
LLCs make it clean to bring in equity partners — investors who want passive exposure to real estate without being on the personal mortgage. Essential for syndications and JV deals.

LLC Setup Basics Every DSCR Investor in Florida Should Know
Single-Member vs. Multi-Member LLC
Both work for DSCR loans. A single-member LLC (you own 100%) is simpler to document. A multi-member LLC (two or more owners) requires all managing members with 20%+ ownership to sign the personal guarantee and provide ID and credit. For partnerships, this is still straightforward — just requires coordination upfront.
Series LLC (Available in Some States — Not Florida)
Florida does not currently recognize the Series LLC structure that allows multiple properties to be held in sub-LLCs under one parent entity with full liability separation. In Florida, investors who want full property-level separation typically form a separate LLC per property. The additional cost (Florida LLC registration: ~$138/year) is minimal compared to the protection and clean structure it provides.
Keep the LLC Maintained
An LLC only provides legal protection if it’s properly maintained: separate bank accounts, annual reports filed, no commingling of personal and business funds. If the corporate veil is pierced (meaning a court determines the LLC and owner are the same), the liability protection disappears. This is an attorney conversation, not just a lender one.
