Florida Hometown Heroes Program 2026: Up to $35,000 Toward Your Down Payment — Complete Guide

🚨 $50 Million Launched July 13, 2026 — First Come, First Served

Teachers. Nurses. Veterans. And now — any income-eligible Florida worker with a qualifying employer. Before this funding disappears, here’s everything you need to know.

I need to open with the thing most guides get wrong about this program: Hometown Heroes is no longer only for frontline workers. As of 2026, any income-eligible, full-time employee of a Florida-based employer with a qualifying occupation can apply. The program has expanded significantly — and thousands of Florida workers who disqualified themselves last year should take a second look right now.

More urgently: $50 million in new 2026 funding launched July 13. These dollars are reserved first-come, first-served — and past rounds have evaporated in weeks. If you’re eligible and even considering buying a home this year, the most important thing you can do today is find out where you stand.

2026 allocation launched July 13 — already depleting
Funding moves fast. Every prior Hometown Heroes round has been depleted within days to weeks of launch. The $50 million 2026 allocation opened July 13. If you are eligible — or think you might be — contact me today. Getting your pre-approval submitted and your reservation in the queue is how you protect your spot before the money is gone.
“I’ve watched clients lose this opportunity because they waited one week too long. Hometown Heroes isn’t something to research at your leisure — it’s a race to the reservation queue. If you qualify, we move.”

Who Qualifies in 2026 — The Full Picture

The program requires full-time employment (35+ hours/week) at a Florida-based employer with a physical Florida location. The eligible occupation categories are broader than most people realize:

🏫

Education

K–12 teachers, school staff, administrators, childcare workers at licensed Florida facilities

🏥

Healthcare

Nurses, doctors, EMTs, paramedics, medical assistants, hospital and clinic staff

🚒

First Responders

Firefighters, law enforcement officers, correctional officers, 911 dispatchers

⚖️

Legal & Court

Public defenders, state attorneys, court clerks, child welfare investigators

🪖

Military & Veterans

Active duty, reserve, National Guard — veterans are exempt from the first-time buyer and employment requirements

🏢

Other Qualifying Workers

Hospitality, food service, transportation — if employed full-time at a qualifying Florida-based employer

💡
The rule that surprises people: Eligibility is about where you work and who employs you — not just your job title. A janitor or cafeteria worker at a Florida K–12 school qualifies. A software engineer working fully remote for an out-of-state tech company does not. The employer must have a physical Florida location.

2026 Income Limits by County — And the Two-Version Rule Nobody Tells You About

Here’s the critical detail most Hometown Heroes guides omit: there are two versions of the program — TBA and Bond — and they measure income differently. Being over the Bond income limit does NOT disqualify you from TBA. I’ve seen buyers incorrectly turned away because a lender didn’t check both.

  • TBA version: Counts only the credit-qualifying income of borrowers on the loan. Higher income limits. Most buyers qualify here.
  • Bond version: Counts gross household income of all adults 18+ living in the home. Lower limits. Fannie Mae HFA Preferred conventional is Bond-only.
Metro / CountyApprox. Income Limit (150% AMI, 2026)Notes
Monroe County (Florida Keys)~$195,450Highest-cost FL county
Miami-Dade County~$185,850Miami-Fort Lauderdale MSA
Palm Beach County~$175,650South Florida premium
Broward County~$172,950Fort Lauderdale metro
Orange / Osceola / Seminole (Orlando)~$156,000–$162,000Central FL; verify at locking
Hillsborough / Pinellas / Pasco (Tampa)~$156,450Tampa Bay metro
Duval / St. Johns / Clay / Nassau (Jacksonville)~$153,750Jacksonville metro
Most rural / smaller FL counties~$142,950Statewide floor

*Limits represent 150% AMI thresholds effective as of May–July 2026 per Florida Housing Finance Corporation. Limits are updated periodically — your lender confirms the live number at time of reservation. This table is your planning guide, not your final qualification answer.

How Much You Actually Get — The Award Math

Your Hometown Heroes award is the lesser of $35,000 or 5% of your first mortgage loan amount. The 5% structure means larger loans produce larger awards — here’s what that looks like:

First Mortgage Amount5% CalculationActual HTH Award
$280,000$14,000$14,000
$350,000$17,500$17,500
$450,000$22,500$22,500
$560,000$28,000$28,000
$700,000$35,000$35,000 (maximum)

The award is structured as a 0% interest deferred second mortgage with no monthly payment. It’s not forgiven over time — the balance is due when you sell, refinance, or no longer occupy the home as your primary residence. But while you live there? Zero out of pocket on the assistance.

Step-by-Step: How Hometown Heroes Actually Works

1

Confirm Eligibility

Verify occupation category, income vs. your county’s TBA and Bond limits, first-time buyer status, and employer FL location. One 10-minute call with me covers all of this — no application required.

2

Get Pre-Approved With an FL Housing Approved Lender

Hometown Heroes must be originated through a Florida Housing Finance Corporation approved lender — I am one. Standard pre-approval applies: income docs, credit pull, asset verification. Pre-approval typically takes 1–2 business days with a complete file.

3

Complete Homebuyer Education (If Required)

Required for most borrowers. Veterans using a VA loan are exempt. Online courses via FL Housing-approved providers take approximately 4–6 hours and cost $30–$75. Must be completed before closing.

4

Go Under Contract on a Property

Must be a Florida primary residence — SFR, townhome, warrantable condo, or manufactured home on a permanent foundation. Purchase price must fall within the county program limits (tied to conforming loan limits).

5

Lender Reserves Your Funds at FHFC — CRITICAL STEP

Your lender submits a reservation to Florida Housing Finance Corporation. Funds are allocated first-come, first-served. Once the $50M runs out, no new reservations are possible until the next funding round. This step determines whether you get the money.

6

Close on Your Home

HTH assistance applies at closing — reducing the cash you need to bring to the table. First mortgage and HTH second mortgage close simultaneously. Standard closing timeline is 30–45 days from contract.

The Blind Spots: 4 Things That Disqualify Buyers Who Thought They Qualified

🔴 Blind Spot #1: Remote Work for an Out-of-State Employer

This is the #1 disqualifier I see. If you’re working remotely in Florida but your employer is headquartered in another state with no physical Florida location, you do not qualify — no matter how long you’ve lived here. The employer must have a brick-and-mortar Florida presence.

1099 workers: You can qualify, but only if you work full-time for one 1099 employer with a physical Florida location you report to. Multiple part-time 1099 gigs cannot be combined. A CPA letter confirming full-time status is required.

🔴 Blind Spot #2: Prior Homeownership (Non-Veterans)

Hometown Heroes is a first-time buyer program. You cannot have owned a primary residence in the past 3 years. However: if you sold or lost a home more than 3 years ago, you may qualify again. Military veterans are fully exempt from the first-time buyer requirement — they can have owned multiple homes and still qualify.

🔴 Blind Spot #3: Only Checking One Version of the Program

Bond version has lower income limits (includes all household members). TBA has higher limits (borrower qualifying income only). Many buyers get told “you don’t qualify” after being checked against Bond alone — then find out they qualify easily under TBA. Never accept a single-version “no” without checking both.

🔴 Blind Spot #4: Combining Programs That Can’t Be Stacked

Hometown Heroes cannot be layered with all other FL Housing programs simultaneously. FL Assist and FL HLP are generally not combined with HTH. Some DPA programs from other sources (city, county, non-profit) may layer — and some may not. This is a lender conversation that should happen before you commit to any combination strategy.

Frequently Asked Questions

Does the Hometown Heroes money have to be paid back?
Yes — Hometown Heroes is a deferred second mortgage, not a grant. It carries 0% interest and $0 monthly payment while you occupy the home as your primary residence. The full balance becomes due when you sell, refinance your first mortgage, transfer the deed, or stop occupying the property. It is not forgiven over time, but many buyers find that the equity they build far exceeds the balance owed by the time they sell.
What loan types work with Hometown Heroes?
Hometown Heroes is compatible with FHA, VA, USDA-RD, Freddie Mac HFA Advantage, and Fannie Mae HFA Preferred (Bond version only) first mortgages. It does not work with non-QM, DSCR, jumbo, or private portfolio loans. Your first mortgage must be a standard government-backed or conforming product through a Florida Housing approved lender.
What is the minimum credit score for Hometown Heroes?
Credit score minimums vary by first mortgage type under the FL Housing program overlay: FHA requires 640 (higher than the standard FHA 580 floor — Florida Housing’s overlay adds this requirement). Conventional HFA programs require 640–660. VA and USDA through the program generally require 640. If your score is below 640, improving it before applying is the most important step you can take.
Can Hometown Heroes be used for a condo?
Yes — condominiums are eligible if the project is warrantable (meets Fannie/Freddie/FHA/VA condo approval requirements) and the unit will be the buyer’s primary residence. Non-warrantable condos are not eligible. Always verify condo project approval before going under contract if you plan to use HTH assistance.
Can a cosigner help me qualify for Hometown Heroes?
Yes. Cosigners are permitted — and the cosigner doesn’t need to have an eligible occupation. Only one borrower on the application needs to qualify under an eligible occupation. However, the cosigner’s income is counted in the household income calculation (Bond version) or as qualifying income (TBA), so adding a cosigner can help or hurt your income calculation depending on the program version. Let’s model it both ways.
Is there a purchase price limit for Hometown Heroes?
Yes — the purchase price is tied to county conforming loan limits. In most Florida counties, the 2026 conforming limit is $832,750, making that effectively the program’s maximum purchase price ceiling for a 1-unit property. In Monroe County (Florida Keys), the higher limit of $986,300 applies. Buyers in these price ranges should still check with a lender to confirm current program limits at time of application.
