2026 Income Limits by County — And the Two-Version Rule Nobody Tells You About
Here’s the critical detail most Hometown Heroes guides omit: there are two versions of the program — TBA and Bond — and they measure income differently. Being over the Bond income limit does NOT disqualify you from TBA. I’ve seen buyers incorrectly turned away because a lender didn’t check both.
- TBA version: Counts only the credit-qualifying income of borrowers on the loan. Higher income limits. Most buyers qualify here.
- Bond version: Counts gross household income of all adults 18+ living in the home. Lower limits. Fannie Mae HFA Preferred conventional is Bond-only.

Your Hometown Heroes award is the lesser of $35,000 or 5% of your first mortgage loan amount. The 5% structure means larger loans produce larger awards — here’s what that looks like:

Step-by-Step: How Hometown Heroes Actually Works
Confirm Eligibility
Verify occupation category, income vs. your county’s TBA and Bond limits, first-time buyer status, and employer FL location. One 10-minute call with me covers all of this — no application required.
Get Pre-Approved With an FL Housing Approved Lender
Hometown Heroes must be originated through a Florida Housing Finance Corporation approved lender — I am one. Standard pre-approval applies: income docs, credit pull, asset verification. Pre-approval typically takes 1–2 business days with a complete file.
Complete Homebuyer Education (If Required)
Required for most borrowers. Veterans using a VA loan are exempt. Online courses via FL Housing-approved providers take approximately 4–6 hours and cost $30–$75. Must be completed before closing.
Go Under Contract on a Property
Must be a Florida primary residence — SFR, townhome, warrantable condo, or manufactured home on a permanent foundation. Purchase price must fall within the county program limits (tied to conforming loan limits).
Lender Reserves Your Funds at FHFC — CRITICAL STEP
Your lender submits a reservation to Florida Housing Finance Corporation. Funds are allocated first-come, first-served. Once the $50M runs out, no new reservations are possible until the next funding round. This step determines whether you get the money.
Close on Your Home
HTH assistance applies at closing — reducing the cash you need to bring to the table. First mortgage and HTH second mortgage close simultaneously. Standard closing timeline is 30–45 days from contract.
The Blind Spots: 4 Things That Disqualify Buyers Who Thought They Qualified
🔴 Blind Spot #1: Remote Work for an Out-of-State Employer
This is the #1 disqualifier I see. If you’re working remotely in Florida but your employer is headquartered in another state with no physical Florida location, you do not qualify — no matter how long you’ve lived here. The employer must have a brick-and-mortar Florida presence.
1099 workers: You can qualify, but only if you work full-time for one 1099 employer with a physical Florida location you report to. Multiple part-time 1099 gigs cannot be combined. A CPA letter confirming full-time status is required.
🔴 Blind Spot #2: Prior Homeownership (Non-Veterans)
Hometown Heroes is a first-time buyer program. You cannot have owned a primary residence in the past 3 years. However: if you sold or lost a home more than 3 years ago, you may qualify again. Military veterans are fully exempt from the first-time buyer requirement — they can have owned multiple homes and still qualify.
🔴 Blind Spot #3: Only Checking One Version of the Program
Bond version has lower income limits (includes all household members). TBA has higher limits (borrower qualifying income only). Many buyers get told “you don’t qualify” after being checked against Bond alone — then find out they qualify easily under TBA. Never accept a single-version “no” without checking both.
🔴 Blind Spot #4: Combining Programs That Can’t Be Stacked
Hometown Heroes cannot be layered with all other FL Housing programs simultaneously. FL Assist and FL HLP are generally not combined with HTH. Some DPA programs from other sources (city, county, non-profit) may layer — and some may not. This is a lender conversation that should happen before you commit to any combination strategy.
